Begin with the actual damage and work that remains instead of assuming every property needs every service.

Start with authorized access and a property contact

Follow local emergency instructions and confirm that access is authorized and safe. Do not climb a damaged roof or enter floodwater to take photographs for an inquiry. Provide the location, occupancy status, owner or manager contact and the conditions you already know. For managed rentals and condominiums, explain who approves work inside units and who controls shared areas. Raven confirms crew availability and site access directly before scheduling.

Do you need a tarp?

Temporary roof tarping may help protect an affected interior while permanent roof work is arranged. Tell Raven about the observed damage and any temporary measures already completed. No upfront payment and direct insurer billing require carrier approval of the tarping scope and billing arrangement. Confirm deductibles, uncovered charges and written payment responsibilities. That arrangement does not make debris removal, flood cleanup or rebuilding automatically free.

Private storm debris removal and dump-trailer haul-off

You can discuss storm debris removal and disaster cleanup without waiting for public pickup. Raven has its own dump trailers and offers skid steer loading and hauling for the agreed scope. Give the material types, approximate quantity, loading location and driveway or gate restrictions. Do not assume suspect asbestos-containing materials, chemicals or all mixed debris can be accepted under an ordinary haul-off proposal. Identify disposal arrangements and any specialized handling before work is authorized.

Connect outside work to water damage restoration

Outdoor cleanup does not complete the recovery of a wet building. Describe water intrusion, affected rooms and work already performed. Water extraction, mitigation and structural dry-out address the agreed interior scope; flood recovery may involve different cleaning and material evaluation. Environmental testing and rebuilding need their own scope

Before demolition, share existing asbestos, lead paint and mold assessment records. Storm damage does not establish what a suspect material contains. After the necessary cleanup and completion checks, discuss kitchen and bathroom rebuilding, drywall and other finishes. Separate damage repairs from optional improvements and identify permits or licensed trade coordination applicable to the project.

Plan around coastal and inland access
