Start with the property and the decision ahead
A cleanup proposal begins with the affected materials, moisture history and any existing assessment or protocol. Identify whether the concern is in an occupied room, a wall cavity or several units. Calling it black mold does not identify a species or determine how extensive removal needs to be.
What to clarify before work is scheduled
Ask how the proposal addresses work-area protection, access, affected-material removal, cleaning, disposal and completion criteria. Identify who will correct the moisture source and whether independent assessment or verification is required. Keep finish repairs separate from the cleanup scope so you know what rebuilding is included.
Costs, approvals and project records
